CENTURY 21 has already sold 50 franchise licences at the Czech market
50 franchise partners, 350 agents and over 8500 listings. Such is the balance sheet of the CENTURY 21 brand after one and a half years of activities in the Czech Republic. The latest joining the CENTURY 21 network is the biggest South Bohemian broker RK Stejskal.cz and has become the 50th franchise partner.
“Today CENTURY 21 is the fastest developing franchise concept in the Czech Republic. The company’s entry at the Czech market was excellently timed as it exploited the uncertainty during the economic crisis. The company’s managers devised an excellent strategy for the local market and know how to sell the benefits that this world brand brings to its franchise partners,” is how the director of the Czech Institute for Franchising and president of the Franchise Club Jaroslav Tamchyna evaluated the present activities of CENTURY 21 in the Czech Republic.
The great interest of brokers in tempting to join the CENTURY 21 has also arisen as a big surprise to its head office in the USA. “We were pleasantly surprised to see how successful Aleš Mazgaj’s team has been in developing the CENTURY 21 brand in the Czech Republic. The only time we experienced such a start at a new market was ten years ago in China. We did not expect to sell fifty licences at the Czech market sooner than by 2013,” admitted Chris Kervandjian, vice-president of CENTURY 21 which is considered as the biggest real estate network in the world.
However, the Czech CENTURY 21 is willing to rise up much higher in three years. How will the Czech real estate market look in 2013 according to the general director of Century 21 Aleš Mazgaj?
“CENTURY 21 should be the leading Czech real estate company in terms of turnover, but above all in quality and the portfolio of services it provides. The real estate market will be partly consolidated, 35 - 45 percent of the market will be controlled by the biggest real estate networks, garage realities and dishonest brokers will be on the decline, legislation will be prepared for change to ensure that real estate activity will be a bound profession,” states Aleš Mazgaj.
CENTURY 21 brings strict rules of conduct and an education system to the Czech market which watches over the quality of the services provided. Its portfolio should significantly expand in the next few years. “We are preparing a wide range of new products which are bound to the latest IT technology such as viewing properties on a mobile/online? to special offers of investment opportunities for rich clients. Our aim is to offer complex services not just to smaller but also to bigger clients, such as developers and banks. We wish each client to be able to fully rely on our brokers,” added Aleš Mazgaj.
According to him CENTURY 21 should conclude solely exclusive contracts in the next several years as its offices in the bigger cities will also be open during weekends. Each agent will be able to offer financial products to a client, any services associated with real estate management and recommend an interesting investment opportunity. Nowadays clients can find properties in selected countries at any CENTURY 21 office and thanks to the partnership offices they can obtain the necessary information.
Currently, CENTURY 21 has opened a number of 41 offices employing 350 agents. According to its sales director Petr Suchánek, the company also plans to sell a further 20 to 25 licences this year. CENTURY 21 has newly expanded its network by acquiring the borker RK Stejskal.cz when it concluded its 50th franchise contract with the owner, Jan Stejskal. RK Stejskal.cz has been the biggest South Bohemian broker operating at the market for 18 years.
Prominent brokers such as Reality 21, which annually sells properties worth over two billion crowns and the Bonus Group with eight branch offices in the Czech Republic have already joined the CENTURY 21 network. However, a number of successful businessmen and managers from different fields have also purchased the CENTURY 21 licence.
“We are not competing with over the number of licences we sell, but we focus on quality. We select franchise partners who have great future growth potential. We approach real estate agents and successful businessmen with the ambition to become a leader in their region and improve the quality of the services they provide to a standard that is normal at developed real estate markets. We are convinced that the Czech client deserves better treatment than he generally receives from real estate agents today,” explains Petr Suchánek.
